Before any shovels hit sand, it’s important to have an understanding the impact local regulations may have on your addition. Building codes vary significantly across Bend, Redmond, and Deschutes County, and Full Draw Renovations is here to ensure your build—whether for rental income or multi-generational living—starts on the right foot.

  • A self-contained secondary suite or in-law unit located on the same lot as a primary residence, designed for independent, long-term living.

    • Can include a full kitchen and bathroom, with the option to be either attached or detached from the main home.

    • Building Code: Requires strict fire separation and a private exterior entrance.

    • Common Uses: Ideal for rental income properties, multi-generational housing, or private guest suites.

  • A structure built for occasional, short-term stays by friends or family.

    • Typically not allowed to have a full kitchen; a kitchenette or wet bar is often permitted.

    • Not intended for Long-term independent living or rental income.

    • May include a bedroom, bathroom, and living space

  • A secondary building designed for functional or recreational use by the primary residents, such as an office, game room, or pool house.

    • To maintain its non-habitable status, these buildings may not contain a bedroom or a full kitchen (they may include a bathroom or wet bar).

    • These structures are an excellent way to add specialized utility to your lot without the complex zoning requirements of a full living suite.

  • A direct expansion of your primary residence, fully integrated into it’s existing architecture & style.

    • An addition is internally connected to the main house and is not intended to function as a standalone, independent living space.

    • The ideal solution for increasing home value and adding square footage to create primary living spaces.
